Read this before you invest. These risks apply to every offering on the platform.
Capital at risk
Real-estate investments can lose value. You may get back less than you invest, and in a severe downside scenario you could lose your entire investment. Projected yields and appreciation are estimates, not guarantees.
Illiquidity
Property shares are not listed securities. You can only exit during scheduled exit windows or by finding a buyer on the secondary marketplace — neither is guaranteed. Invest money you do not need on short notice.
Income is not guaranteed
Rental distributions depend on occupancy, tenant performance, and operating costs. Vacancies, arrears, and unexpected maintenance reduce or suspend distributions.
Valuation risk
Property valuations are point-in-time estimates by independent valuers. The price at which you can actually sell may differ from the latest stated valuation.
Concentration
A small number of properties concentrates risk. Diversifying across properties, markets, and strategies reduces — but does not eliminate — exposure.
Structure
Shares represent economic interest in a property SPV. Rights are defined in each offering's documents. In insolvency or dispute, recovery depends on the legal structure and jurisdiction.
